Leo Horsfield Surveying is a Brighton based surveying company. We specialise in Architectural services, party wall matters and Building Surveys. Operating in the South of England – we undertake projects in London, Surrey, Sussex and Kent.

We are RICS Chartered Building Surveyors with extensive, specialised experience providing HomeBuyer Reports and Building Surveys within the residential sector.

We are a motivated firm of surveyors paying great attention to detail during all of the projects we undertake.

Accredited with The Royal Institution of Chartered Surveyors (RICS), the world’s leading centre for property professionals, our team adhere to a strict code of conduct; you can therefore be assured that the work is undertaken to the highest standards.

House Surveys

We can provide a full range of surveying services, including both of the two main types of report, these are:

We provide detailed and high quality survey reports on any type of property, regardless of age and construction. We can include photographs in the surveys.

If you have specific concerns about the property these can be included in the report. You might, for example, have ideas to extend or modify the property or alternatively you may have worries about some cracks – regardless of the issues you may need to address, we will offer professional advice and assistance in all areas.

Whatever the requirements for your survey, we can tailor the service and advice we provide to meet your needs.

If you don’t actually want a report at all, and just need some advice, then we are very happy to meet you at the property and walk around and answer your questions. This is often quicker and cheaper and clients who have bought and sold many previous properties sometimes prefer this type of approach.

Very fast response to my request. Survey was completed in a few days . Verbal feedback was given the next day. I am still awaiting the report due to Christmas holidays but i will chase up this week.

Quick in turning over building survey report and responding to various further queries. The building survey was very helpful in bringing my attention to issues I had missed so this was good value. They charged an extra £100 for a valuation though and I do not think this was worth it - the only extra was a few sentences confirming that the price I had offered seemed right and when I asked for comparables to be provided I was told it was based on the surveyor's knowledge of the area. When I have had surveyors value properties previously, they have always given at least three comparables and gone into more detail on their assessment of the value.

I had initially asked for quotes for a Homebuyers survey but received a call from Leo Horsfield to inform me that the concerns that I'd written about the house would only be addressed via a Building survey. They were the only company to pick up on that point which I really appreciated. They also provided the best price with their quote and addressed all the questions I raised in their report, which was very detailed. They incorporated a 1-2-3/ traffic light system regarding the condition of the house and issues relating to it at my request (similar to the homebuyers report) which really helped to understand the report. They did take too long initially in arranging the visit and I had to chase them up to find out what had been arranged, despite asking to be informed. When I reminded them that they had promised to book this in within a week of giving them the go-ahead on the job, Lorraine managed to reschedule it immediately which was great. The surveyor called after the survey on the day as promised to give an overview of what he'd observed which was helpful. I chose to take out the express service at an extra cost so that I could get the report within a few days and they delivered on that too. A week after the survey, when some new information came to light regarding a neighbouring property, I contacted Leo Horsfield to find out if that would have affected their report in any way had they known about this in advance and I got an immediate response back, which was fantastic. So, despite a couple of wobbles with communication and bookings, I would still highly recommend Leo Horsfield to others.

Initially told they could survey within a week, in the end it was almost two weeks before they actually did. Very brief phone call with the surveyor after the survey, then a long wait (over two weeks) for the actual survey to come back, and only after I chased them up. They were apologetic about that but it's not as if the quality of the survey was high enough to make up for it and they didn't offer any kind of compensation (I didn't ask either - too much going on when you're buying a house). Survey seemed fine and the report comprehensive enough. Generally this gave us some confidence, but a lot of the phrasing and description is obviously generic and focused more on covering the back of the surveyor than actually assessing the property and likelihood of problems. I'm sure this is all common practice, so it's probably not reflective of a particularly bad firm. I wouldn't not recommend Leo Horsfield, but I wouldn't say they offered anything better than I've heard of from other surveyors - so I'd suggest just finding the cheapest quote for the survey you want. They obviously make up the price when they speak to you, so just ring up and see what they say, then mention this website if it's cheaper. Again this seems to be common practice based on my conversation with other firms.

We endeavour to book appointments as quickly as possible and usually, this can be done in approximately 1 week. From our records, I understand that we booked the survey within 7 working days from your instruction. We aim to issue reports within 5-7 working days and I apologise that on this occasion we issued the report 1 working day over our target. The purpose of the feedback call is to provide you with a verbal summary of the inspection and I apologise if you found this to be brief. We are always available to discuss any elements in further detail once the report has been issued to you. All our surveys are tailored to the individual property and we would always report on all defective items within the scope of the survey requiring attention and also maintenance issues that you would need to consider in the future.
