JMS Surveying Services was set up by John Stobart, a Fellow of the Royal Institution of Chartered Surveyors to provide a personal and totally independent service for private clients. We are regulated by the RICS.
With 38 years’ experience and offering an efficient, fast response, JMS Surveying Services will endeavour to provide an unrivalled service in a user friendly, thorough report which is easily understood and provides an unbiased opinion of the property inspected.
JMS Surveying Services have low overheads and can therefore beat most genuine quotations without compromising standards and attention to detail. Fees are not subject to VAT.
Inspections are carried out by John Stobart FRICS and prior and post verbal consultations are readily available in order to meet the client’s individual requirements particularly where speed of service is needed, for instance prior to an auction or tender sale.
Reports are offered in various formats and can be altered to meet bespoke requirements if necessary. However, in brief, the following are available:-
Residential Property Purchase Report
This is basically the in house equivalent to the RICS HomeBuyer Report but in a more user friendly format and is easy to read and understand. However, if requested the standard RICS HomeBuyer Report is provided.
Building Survey
This is available for all residential properties but particularly recommended for older “period” style buildings or where substantial alterations and extensions may have been carried out. Photographs are taken and all safely accessible areas will be viewed. Client’s areas of concern will receive particular attention when these are made prior to the inspection.
Specific Defect report and/or Limited Structure Report
This report will address specified area(s) of concern stated by the client or, by prior agreement; the survey will only cover a limited, pre-defined list of subject areas such as roof, chimneys, gutters, walls, floors, damp and timbers.
Inspection for valuation purposes
This is a simple report which goes into no detail relating to condition but does take the overall state of repair as it affects value. This is a relatively low cost report and may be provided for a number of purposes including probate, family transfer of ownership within a family in addition to standard purchase transactions. However it will not, and is not intended to, replace a survey.
