Our HomeBuyer Report and Building Survey are from the RICS Home Surveys suite of reports. They are created, approved and used by surveyors across the country.
RICS HomeBuyer Report
HomeBuyer Reports are appropriate for conventionally constructed properties built recently and in reasonable condition.
The report will provide details of the condition of the building in a traffic light rating system, showing problems that require remedial work or consideration and the urgency for its repair. It will summarise the risks to the condition of your potential new property and advice on repairs and on-going maintenance.
The HomeBuyer Report will comment on any problems that may affect the value of the property, an insurance reinstatement figure and information on the local environment.
RICS Building Survey
The Building Survey is suitable for all house type, but is predominately intended for larger, older properties that may be unconventionally built or in a bad state of repair. This survey is recommended if you are planning any structural changes.
The RICS Building Survey also uses the traffic light rating but offers a more thorough inspection and will report in detail on a wider range of issues, including information about the structure and fabric of the building. This survey type will advise you on visible defects and the repair options, potential problems any disrepair may cause and the consequences of not repairing the problems, and details of any serious risks or dangerous conditions.
This survey does not include a valuation as standard, but if it is something you require it can be provided as an extra service. We can also provide an estimate of repair costs if requested.
