RICS Building Surveys

A full building survey is a detailed report on the condition of a property. Each accessible part of the property is inspected and any necessary repairs and anticipated costs will be identified (cost of repairs is available at an additional cost). A valuation is not included but we are able to provide one for an additional fee. 
 

. The building survey covers the following:

  • Major and minor defects

  • Possible cost of repairs

  • Damp tests and timber damage

  • Condition of damp proofing, insulation and drainage

  • Technical information and materials used

  • Recommendation for further inspections

The length of time the inspection takes is dependent on the size of the property and the extent of any identified defects. Typically a three-bedroom house in reasonable condition will take from 3 hours. The report will then be made available within 7 working days. If you advise us that the property needs modernisation or is a renovation project, then these timescales may increase due to the extra time needed to carry out the survey and write up the report. We will advise further on instruction.

RICS HomeBuyer Report

  • Inspection of each element of the property

  • Identification of any major faults

  • Identification of urgent problems that may require further inspection

  • Damage to timbers

  • Results of damp testing within the walls

  • Estimated cost of rebuilding for insurance purposes

The staff were friendly and quickly arranged the survey with the vendor. The survey took a little longer to arrive than promised due to illness, but seems to be of a good standard. It has identified several issues that we are now in the process of resolving with the vendor.

It wasn't delivered on time and we received no explanation for the delay. But really moving helped to get lots of interest, I had loads of phone calls over the next couple of days.

We have used this form x2. The first time our surveyor went sick so our report was delayed. We have them the benefit of the doubt as we all get sick from time to time. The second time we were again told our report would be delayed as our surveyor (the same guy as last time) was very. Busy!!! When my husband rang he was met with s very flippant attitude, which changed to rudeness when my husband was not fobbed off. We complains to the sales manager steph Tilley who said she would deal with this man immediately and she couldn't apologise enough. Moving on we got our report. 2 days later we visited the house we intended to buy and noticed droppings and dead flies in one of the lounges. When we queried why this had been missed from the report with Heyes coveyancing they said the MD would look into this and get back to us asap. A week later we rang and emailed the company and the MD. we received an email saying they hadn't had a chance yo speak to the actual surveyor who did our report. A week later we emailed for an update. No response. We then had a pesticide company exam the droppings and thankfully they are not vermin. I emailed Heyes conveyancing and let them know. 3 weeks on we still had no response. Overall this companies lack of communication has left us with a very bad taste.

Good communication, quickly booked in and survey seemed appropriately comprehensive. We went with cheapest but was excellent in customer service. Did what we needed. .
