Castle Surveyors Ltd is an independent firm of Chartered Surveyors, regulated by the Royal Institution of Chartered Surveyors (RICS) and members of the Independent Surveyors and Valuer’s Association. 

We provide RICS compliant Building Surveys, Homebuyer Reports and various other services for home buyers, priding ourselves on ensuring that you have the information needed to make an informed and unbiased decision. We offer expert guidance in many aspects of the property market as well.

We operate in and around the areas of Southampton, Bournemouth, Poole, Winchester, New Forest and in the Hampshire and Dorset counties.

Established in 2004 by experienced Chartered Surveyor Wayne Norcliffe, Castle Surveyors Ltd brings a strong passion and great knowledge for all aspects of the property industry to each project. We ensure that each of our clients receive an excellent service whichever survey they select.

We have a wealth of experience in all property types, residential and commercial, and we provide impartial, expert advice to our clients for Building Surveys, RICS Homebuyer Reports, Home Condition Reports and Valuations. We can also provide our assistance for boundary disputes.

All the business conducted by Castle Surveyors Ltd focuses on a customer-centric approach – ensuring that the client is receiving the highest level of care and attention throughout the process. We are a hardworking company that is always on hand to discuss the findings outlined in the report in further detail following the survey if this is required by the client.

Unlike other surveying companies, we generally do not undertake more than two surveys in one day so we can be fully available and easily contactable to our clients should they have any queries.

We have lived and worked in Hampshire and Dorset for circa 20 years – including having worked in the City Valuer’s Office for Southampton City Council, Bournemouth Borough Council and Poole Town Council, which helps give us have an excellent working knowledge of the area. The report was written in such a defensive way that it almost becomes meaningless. There are numerous suggestions involving further inspections/surveys, what was the point of having this opinion as I could have suggested these. I only chose this survey as it was the one he recommended. The Surveyor inexplicably could not enter the attic he said it was “fixed shut” and offered to return for a further cost of £250! The owners and estate agent confirmed this was open and accessible and could find no reason for the Surveyor not to have entered the roof space. We felt we were victims of some sharp practice. We had to pay a second Surveyor to complete his job. Our recommendation would be to avoid this surveyor and their Home Buyers survey will give you more questions than answers making it valueless. Despite this surveyors views we are not “professional property buyers,” it is our first experience of buying a student let and our solicitor has all the certificates needed.

These comments not correct and should be published online. That said, the vendor and estate agent were asked to grant access to the roof space in advance of the inspection and it was not accessible still during the inspection. As such no inspection was possible. This person is actually a professional property buyer and, it transpired, is purchasing the property as a buy-to-let investment. The Homebuyer Report provided identified dampness, asbestos and whilst other reports were suggested this was due to our not being provided with certification requested in advance of the inspection. Our process is as follows. We write to the Vendor, via their agent, outlining what we need on the date of inspection, including access to all areas, certification, etc... If it is not provided, then if suspected DIY works, defects or we feel it's reasonable to recommend further investigations, then we report that to the client. Usual practice is to try to obtain reports/certification from a Vendor, then if those are not provided/sufficient, request your own. I believe this client did not wish to do that, possibly due to the lateness of their purchase close to BTL stamp duty changes, and as such a fee for our re-inspection was reasonable.

Wayne provides an excellent speedy and detailed service. He produced the detailed report the day after the visit and was very happy to go through any questions we had on the phone. The report itself was very informative and I have no hesitation in recommending him. in fact my mother is also looking to move and will also be using him upon my recommendation.

A first class service from beginning to end, all carried out in a timely manner. The tenacity to find keys to open the garage door was admirable and the follow up phone call to discuss outcomes and offer advice invaluable. Highly recommended.
