First of all I think the report is very easy to understand with rating specified for each of the category (a bit like HomeBuyer report, but with slightly more details as I took a full building survey service). I think the surveyor did a good job to inspect most areas that he could see at that time. However, please care in mind some areas were not covered by this surveyor, which includes: - The electrical power circuits - The central heating system was not tested. - The underground drains and sewers were not investigated. - The internal heating and plumbing pipework is concealed in most places. - Gutter was not tested as it was not raining Also the communication with email was okay but not great, The surveyor did not check the EPC rating and accuracy even though he could have asked to provide him a copy of the report or obtain it from the internet before hand. Also, I would expect him to give me a quick summary of the outcome after he has completed the survey on that day, but he hasn't replied my email. However, I managed to receive the full report back after 3 working days which is consider not bad. Perhaps, I should have just called him directly instead of email him. In general, I would still recommend the service to others if they don't really a very very details survey that covers everything. Few suggestions to the surveyor to improve the services: - I would prefer to have photos shown in those areas that have issues. - Better email communications, as online communication has become so important these days. - A better company website. - To get more reviews on his company.

Note: The electric circuits have to be checked by a qualified electrician, but we do carry out a visual inspection on the age of the fuse board and fittings and recommend accordingly. The central heating boiler and pumps etc. are visually inspected, but these should be serviced by a gas safe engineer as chartered surveyors are not gas engineers. Underground drains and sewers are inspected if the property has inspection chambers, but a full inspection will require CCTV by a drainage specialist which is not included in a RICS Homebuyer survey or RICS Building survey. Gutters are inspected, but not tested is correct. These are checked if on the day it is raining. Email correspondence is very effective and we communicate with our customers within hours of receiving any communication. EPC's are checked on the official EPC register and the data is entered on our reports if available as was in this report. We do not carry out EPC,s as part of a RICS survey. Standard reports from RICS do not have a section for photos, but we can provide these separately. Thank you
