We are looking to appoint an estate agent. What are the typical commissions they charge? Does this change if we appoint more than 1 estate agent to sell our home? Mike P

Dear Mike
There is a large regional variation in charges by Estate Agents, most of whom will charge between 1 and 2 % which may or may not include out of pocket expenses depending upon the type of Agents and the contract that you are entering into.
A competent and professional Estate Agent will expect to make a reasonable charge for his time and expertise and to cover the cost of marketing which can be quite expensive in terms of press adverts and other out of pocket expenses.
Once again be aware of the cheapest Estate Agents who may not be able to offer a professional service but may be prominent in the area due to lower charges and which may not achieve the best results in terms of maximizing the sale price of your property.
