Should building plans show up in searches?

Question
We purchased a property last year (march) in a quiet leafy Lane. It has a lovely hotel across the road, fields and parks all around - it ticked all the boxes.
Now we have found out that a company are putting forward a proposal to build 900 houses at the top of our road! My neighbour heard about it before we purchased the property and having spoken to the developers agent today, it turns out that enquiries were made approximately 18 months ago!
Should this information have shown up on our conveyancing searches?
Answer
A standard Local Authority Search will not reveal any planning to neighbouring properties or local area and only produce results for the property the search is being conducted on (the purchase property).
We advise our clients that a more detailed “Plan Search” can be conducted at a cost, and that we can obtain this for them if they wish. This will potentially reveal planning to neighbouring properties and area.
