HomeBuyer Reports

Our HomeBuyer Reports are completed to the approved RICS format and will report on the urgent and significant matters of the property. This survey type is not suitable for properties constructed before 1850.

Building Surveys

Suitable for all properties, and recommended for older, extensively altered buildings, the Building Survey will report in detail on the readily accessible areas of the property. This survey type is the most comprehensive survey for home buyers.

Communication was extremely poor throughout. My e-mails were largely ignored and I never got to speak to Mr Howell despite requesting to do so. It took 8 days for the report to be issued. The report was adequate, but far less detailed, informative and therefore valuable than a Homebuyer's report I had undertaken by another surveyor recently.

There were a lot of problems with this property; damaged ceilings, defective roofs, missing plumbing, rotten doors, blocked drains etc. The client wanted a Homebuyer (summary style) report where a building survey would have been more suitable. The one day delay was due to the several issues discovered. The client was abroad and we did attempt to speak prior to the survey. He appeared happy to communicate by email and several additional matters were raised at that time, some over and above the terms of the report. All of these points were addressed. Our reports are regularly audited and are completed in accordance with RICS guidance. We tried hard to accommodate the client requirements within the limitations of a Homebuyer report and perhaps in hindsight we should have insisted on a building survey.

Robert Howell was perfect. His brilliant work got the vendor to reduce £10,000 of the house price. He spotted every issue there was in his full building survey, which we got checked and costed by tradesmen. Without Robert and his full building survey we would not have gotten £10,000 off the house price! The best money I have ever spent.

Still waiting for the survey to come back, no updates unless you really pester them and often unable to get through.

The criticism is fair. The report was sent but due to unforeseen staff absence there was a 4 day delay.
