Please could you tell me whether a chartered surveyor will check electrical wiring as part of a HomeBuyer Report? Thanks.
Answer
Electrical wiring and installations are included in all home surveys. The level of inspection is broadly the same for both the Condition Report and HomeBuyer Report and involves an inspection of the visible parts only and we do not carry out specialist tests.
The level of inspection for Building Surveys is more detailed and would still involve a visual inspection to the extent sufficient for the surveyor to form an overall opinion on the type of installation, the materials used, its apparent age, its visible condition and the need for further investigation.
The surveyor will still not carry out specialist inspections other than normal operation in everyday use, for example, switching lights and switching extractor fans.
