Confused about title deeds - can you give me a second opinion?

I am looking to buy a property at auction next week. My solicitors checked the documents and pointed out a potential issue with the title deeds. On the corner house there is an alley running alongside it, giving access to the back gardens of some of the houses on the road. My conveyancers suggest that in the title deeds of the auction property there is no mention of right of way – which may affect getting a mortgage. The properties on the road that have access to the alley mention right of way in their deeds and shared expenses. My solicitor has also mentioned indemnity insurance. I’m very confused about it all and would like a second opinion from another solicitor, would you be able to help me?
