Question

If a concrete house has been bricked but has no certificate, is there any way of getting it approved to be able to get a mortgage on the property?

Answer

In summary the answer is yes; a concrete house can be considered for mortgage purposes if a retrospective PRC Homes certificate is acquired.

There are numerous PRC house types and subsequently the inspection criteria varies accordingly; however i think the average cost is circa £1500. 

On appointment, an approved PRC inspector will carry out an intrusive but not destructive inspection of the bricked building in order to satisfy themselves that all concrete loadbearing elements of the structure have been satisfactorily removed and replaced with tradition materials (bricks). The inspector in this instance must be a fully qualified Structural Engineer, preferably with experience in dealing with PRC Homes.

An approved PRC certificate is accepted by a significant number of high street lenders however a select few may require additional  information relating to the structural condition of the adjoining property, (when relevant).
